What we need to price your project

To price flooring accurately, we mainly need:

  • Specifications and colour selections for every flooring product

  • General arrangement plans showing the floor areas being covered

  • Internal apartment layouts

  • Common areas such as corridors, lobbies and reception spaces

  • Measurements, or PDFs drawn to scale

If flooring hasn’t been specified yet, we’re happy to recommend ranges that suit the project. We check level naming on every set of plans, so make sure ground floor and basement areas are clearly shown.

When to bring us in

As soon as your plans are final or your builder is engaged, whichever comes first. Every extra week of lead time works in your favour on price, supply and program.

  • Australian stock

Generally reliable and quick to supply.

  • Made-to-order products

Allow up to 20 weeks from overseas.

  • Custom printed carpet tiles

Typically four to six weeks, with minimum order quantities.

  • Price holds

Many suppliers will hold current pricing for an early purchase order with a nominated dispatch date.

If a product carries supply risk, we’ll tell you in writing, early, and offer in-stock alternatives.

Floor preparation

Every project needs floor prep, including new buildings. Floor coverings are installed to tight tolerances of around 3mm over 3 metres, while concrete slabs are poured to much wider tolerances.

Because most tenders are priced before slabs are poured, floor prep in any tender is an allowance, not a fixed cost. Once slabs are poured, our prep crew inspects each apartment and gives the builder a specific allowance and cost for each level before work starts. Prep crews need to be on site weeks before installation, so please allow for it in the program.

How we price

We price the specification as designed. Some tenders come in lower because they substitute a cheaper product and describe it as a close match, so check that every tender has priced the flooring your architect or designer actually specified.

If a more cost-effective product would suit the project, we'll present it separately as an option, so you can compare like for like and make the call yourself.

Where flooring hasn't been specified, sourcing timber and carpet through the same supplier can also attract better rates.

On site

  • We supply all materials to site, including flooring, adhesives and floor protection.
  • Our crews carry current insurances, complete site inductions and use tested and tagged equipment.
  • We deliver with our own truck, using stillages that wheel straight onto each level.

To keep deliveries on schedule, please confirm hoist or crane access at tender stage, book delivery slots, and keep apartments clear of other trades' materials on delivery days.

Handover and defects

Every project carries a 12-month defect period. At completion, we inspect level by level and unit by unit. We can also defect each level as installation progresses if you prefer.

Damage caused by other trades, such as scratched planks or water damage, isn't a flooring defect. We'll still carry out the repairs, with the cost charged back to the responsible trade or builder.

  • QBCC licence: 15330501
  • Public liability insurance: $20 million
